Magna views its investment strategy as a cycle, and at each stage of this cycle, Magna and/or
one of its affiliates perform all of the necessary tasks to make each investment a successful
one.
To execute this investment strategy, Magna has formed highly integrated, affiliated companies
that are owned and controlled by Magna's principals to assist in performing all tasks
associated with
executing each investment.
Once the capital for our investments is raised, we source, underwrite and acquire individual hotels or hotel
sites. Following acquisition, we charge our development team to lead the development or repositioning,
whether that includes constructing the hotel from ground up or undergoing
a renovation to reposition and/or re-brand
the hotel.
Upon completion of the development phase, the hotel management team operates the hotel to maximize cash
flow and re-sale value. Upon full repositioning, the development team
seeks to sell the hotel at the most
opportune time.
If all phases working together achieve, or more ideally, exceed investor returns, it has been Magna's
experience that our investors will funnel those returns into the next Magna investment cycle. It is through this
successful execution of each phase of the investment cycle that has enabled Magna to
grow at its remarkable
pace and with seemingly ease.
Investments
Magna Capital Management ("MCM") is responsible for raising investment capital for future Magna hotel investments.
Once the capital is raised, MCM seeks out on a direct basis or through its network of national, regional and local hotel brokers opportunities
that include a wide array of assets in the hotel sector.
Since 1998, MCM and its affiliates have closed over 35 transactions, ranging from new build
opportunities, to deep renovation and re-positioning opportunities, to cash flowing opportunities. The hotels have ranged from boutique hotels (both limited and full-service) to branded hotels in the limited, select and full-service segments.
Once an investment opportunity is selected, MCM, in conjunction with Magna, is responsible for bringing the property through to
the closing, including negotiating purchase agreements and franchise agreements, conducting in depth due diligence and securing financing.
Following the acquisition of each hotel, MCM's team is responsible for high-level asset management to insure that
Magna is adhering to the acquisition business plan and to provide resources, such as legal, tax, or financing assistance
to insure a successful business plan.
MCM is also responsible for analyzing and executing the exit strategy for each property, including retention of brokers,
readying each property for sale, negotiating agreements for sale, and following the process through to closing.
Throughout the entire investment cycle, MCM's professionals engage in active investor relations to keep our investors
abreast of the status of each investment, as well as the particular fund's overall performance.

Development
Magna, in conjunction with
ABI Design & Construction ("ABI"), provides a full scope of
development resources. Magna's professionals provide the technical and substantive
skill sets to engage in full fledged due diligence associated with the underwriting for each
prospective investment.
Following the acquisition, Magna and ABI are responsible for executing the development
business plan, including any capital improvements that might be required. ABI was
formed as a necessary adjunct to Magna's growing portfolio. ABI has on staff a team
of construction professionals that serve as owner representatives in all phases of
construction, including selection and oversight of general contractors and other
consultants. ABI also has its own interior design team that is responsible for the
cosmetic components of each development.

Magna provides financial and information technology support to
each hotel. Financial support includes both centralized and decentralized accounting services, uniform accounting procedures,

aspects of Magna’s information technology systems, adherence to
procedures, and implementation of brand standards, including
